Engage with a professional!

You can do anything you want in life but some jobs are best left to a professional. Selling property is more complicated than you think and if you get it wrong not only could you lose out on the sales price, but there could be costly delays.

List at the right price!

Property Practitioners know the current industry trends and work in specific locations so they can provide you with accurate data, which will help you price your property correctly. This will ensure that you don’t price too high and take the risk of not selling, or even worse selling at below market value! Statistically, Estate Agents secure a higher selling price than those private sellers who do it themselves, and in most cases, it is less costly to pay their commission than sell at a lower price.

Professional marketing and advertising!

Reputable Agents/Agencies are trained to take photos or make use of professional photographers, who will ensure your property is seen in the best possible light and angle. They can also advise on small and inexpensive changes to your property that can increase its value. They have an advertising budget and have already registered with the relevant website platforms to enhance your advert to be seen by suitable buyers. They already have a database of potential buyers that they can match to your property and they have colleagues that they can network through.

Property Practitioners will sift through all the advert responses, arrange open days and viewings and ensure that only suitably qualified buyers view your property. This saves you time, money and effort while ensuring that you don’t have random people walking through your property.

Don’t sign your rights away!

Qualified Property Practitioners know the industry law and they will advise you correctly so that you avoid costly delays. As you will be signing legally binding documents you need to ensure that you understand what you are signing and your rights. Not only do they have all of the up-to-date documents you need, they can explain all legal jargon and you can use them as a sounding board to ensure that you are making the correct decision.

Negotiating the best deal!

Real Estate Agents work on commission, so their salary depends on their ability to close the deal, in a timely manner and will strive to get you the best price for your property. Being the middle man during negotiations means they can resolve issues between the buyer and seller, and ensure that there is a win-win situation in the end.

Avoid scams

Unfortunately, not all Real Estate Agents are created equal and a few scams are running through the industry. So to ensure that you are working with a qualified legitimate Agent you must ask to see their valid FFC and ensure that they are registered with the EAAB / PPRA.
